Who it's for

For the homeowner who finds out about maintenance from the repair bill. Gutters, boiler servicing, smoke alarm batteries, bleeding radiators before the first cold night — each is a small job with a large failure mode, and none of them announce themselves. A seasonal checklist puts them on a date instead of in the back of your mind. The service log is the half people skip and later wish they had: when a boiler fails, or when you sell, the record of what was done and when is worth more than the memory of it.

How to use it

  1. Walk the house once with the seasonal list and tick what is already done. Most people find two or three overdue items on the first pass.
  2. Book the jobs that need a professional now, especially heating servicing — availability collapses at the first cold snap.
  3. Put the four seasonal dates in whatever calendar you actually use; the sheet reminds you what, the calendar reminds you when.
  4. Log every repair as it happens, with date, cost and who did it. Two minutes at the time, invaluable two years later.
  5. Record appliance purchase dates and warranty end dates once, when the paperwork is still in your hand.

Questions

I rent. Is any of this useful?

Parts of it. The seasonal checklist covers plenty that tenants handle — filters, alarms, ventilation, damp checks — and the service log is useful evidence when reporting an issue to a landlord. The structural items are simply not your responsibility.

Does it apply outside the UK or US?

The tasks are generic home maintenance — heating, gutters, alarms, seals, drainage — with no country-specific regulations or inspection regimes. Seasonal timing assumes a temperate climate with a cold winter; adjust the season labels if yours differs.

Why keep a paper service log?

Because it survives phone changes, sits with the appliance manuals, and is easy to hand over. When a warranty claim or a house sale needs dates, a folder beats searching an email archive for a receipt from 2023.
